According to 2012 redistricting, segments of state highway 14, interstate 5, state highway 118, the 405 freeway, Panorama City's eastern boundary and state highway 170 define the District's western boundary. Interstate 5 and the 170 Hollywood Freeway serve as The District's community-bisecting, north-south transportation spine includes the 210 and 405 freeways, interstate 5 and the 118 Simi freeway and 170 Hollywood freeways. Our Working Class District extends into the Angeles National Forest and encompasses the City of Los Angeles neighborhoods south of juncture of the 210 and the 5 freeways south of San Gabriel Mountains including the City of San Fernando and distinctive communities defined by twelve Neighborhood Councils of the San Fernando Valley within the City of Los Angeles: Sylmar, Mission Hills, Pacoima, Arleta, Foothill Trails, Shadow Hills, Sunland-Tujunga, Lakeview Terrace, Sun Valley, Mid-town and Northeast North Hollywood - bisecting portions of three neighborhood councils: Granada Hills North, North Hollywood West and Toluca Lake.

My election to the Assembly will empower all constituents of the 39th District with direct stakeholding and representation in Sacramento, replacing the oppressive and burdensome private moneyed interests who, at present, hold sway over the California State Legislature's agenda.

Here you can review my legislative priorities, add your concerns, and find information on current issues and opportunities facing our state and our local services in the ongoing state budget crisis. Thank you for visiting, and please contact my office with your needs.

award-winning sustainable Panorama City Commercial Area Revitalization study

Using the exact language here that my 2008 campaign message contained, and learning from the 2008 and 2010 campaign successes, I am continuing in our 2012 campaign to advancing the Green Ten Key Values of a Green New Deal in the California Legislature, and in so doing, help manage multiple collapses, mitigate and adapt to ecological collapse's worst catastrophes, to revitalize watershed, to build a relocalized, bioregional, steady state economy - arising from the financial meltdown and 'Great Disruption'. Repudiating the failed, "business-as-usual" growth economy, whether in politics or my architecture practice, will lessen the likelihood of human extinction.

In fact, the folks over at Green Change took up the banner and went national, obtaining over 100 Green candidate pledges of support of a nation-wide "Green New Deal" - including mine!

El pueblo unido jamás será vencido: Warren Buffet!

What has prepared me to be my District's grassroots representative in the Legislature? Applying pragmatism in my community efforts - rejecting unreasonableness and impracticality, an with proven leadership, having contributed to the community over the years. Taking no corporate donations nor the beholdence that is part of the bargain, being an effective squeaky wheel in advocacies for health-care patient rights against Big Insurance, advocating for local water reliance, seeing success in being the lead author and presenter of the award-winning Panorama City commercial area revitalization plan, experience of meeting project budgets and payroll as a small business, supporting community grass-root efforts, including forming neighborhood councils, co-authoring sustainable community plans, stopping gentrification, revitalizing the Tujunga-Pacoima Watershed, and in helping to tip the balance in the 'No on B' winning effort to provide unfettered solar power to Los Angeles stakeholders - against the 2009 Los Angeles City initiative - what amounted to a solar power grab.

My testimony before the City Redistricting Commission, joined by 50 local residents, helped win the communities of the upper and lower Sunland-Tujunga watershed expressed desire, along with my arguments in favor of keeping the lower watershed (Hidden Hills, Lake View Terrace, Foothill Trails District) in the same district as the upper watershed, mountain pass communities (Sunland-Tujunga). The Commission agreed with us and redrew the city council lines per the communities' request.

I'm running for public office in the community where I have helped form neighborhood councils and help revitalize commercial and transit hubs with green and sustainable plans that have been passed by City Council, signed by then Mayor Hahn and included as community specific plan overlays with Q conditions that ended Auto-related uses and promoted community gardens, pocket parks and, mass transit for Panorama City's Commercial Area and beyond, winning local, statewide and nationwide professional association recognition.

To see our District resurge in education, jobs and the quality of life, my election to, and tenure in the Assembly, provides the voice For, Of, and By the People to unify and inclusively bridge across our diverse communities, here, along the western slopes of the San Gabriel mountains - to herald a future expanding the current 100 billion dollar a year ecotourism industry in California to attain an eco-tourist paradise where our District communities serve as portals to the Angeles Crest National Park and as multi-modal transportation and commercial hubs to active and passive recreation of a rewilded Los Angeles River and its urbanized tributary washes reaching into the upper, forested Tujunga-Pacoima watershed.

I was the only Green Party Candidate running for State-wide Legislative Office in 2008, we tripled our vote to an astounding 22% in 2010, and having gathered 1341 registered voter signatures to gain ballot access in 2012. We have the values and the proven electoral strength to place in the Top Two June 5th Primary to go on and win on November 6th!
